HIPS (Home Information Packs)
If you are selling a home in England or Wales, you will need to have a Home Information Pack.The required documents in a Home Information Pack are:
- A sale statement (summarizing terms of sale)
- Evidence of title
- Standard searches (i.e. local authority enquiries and a drainage and water search) or evidence of applying for the searches
- An Energy Performance Certificate should have been commissioned, but can be up to 12 months old.
- Where appropriate, commonhold information (including a copy of the commonhold community statement)
- Where appropriate, leasehold information (including a copy of the lease, information on service charges and insurance)
- Where appropriate, a New Homes Warranty
- Where appropriate, a report on a home that is not physically complete
- Including a Home Condition Report is voluntary.
- Property Information Questionnaire completed
Energy Performance Certificate
The Kyoto Protocol, negotiated by more than 160 nations including the UK, aim to reduce net emissions of certain greenhouse gases.
One of the biggest contributors of global warming is carbon dioxide. The way we use energy in buildings causes emissions of carbon. The energy we use for heating lighting and power in our homes reduces over a quarter of the UK’s carbon dioxide emissions and other buildings produce a further one-sixth. Buildings that are more energy efficient use less energy, saving money and help protect the environment. One way of measuring a home’s efficiency and environmental impact is Energy Performance Certificates (EPCs). From the 1st August 2007 EPCs were phased into the property market.
The Energy Performance Certificate
Will rate your home from A-G. The Certificate will also offer advice on how to save energy around the home. If the advice is followed the householder could possibly cut their cost by up to £300 per year (depending on property).
